Why Use a Buyer's Agent? We live in an increasingly "do-it-yourself world", so the value of a professional real estate agent is not always apparent.

The proliferation of the internet has given consumers access to more and more direct information, effectively eliminating the “middleman” for many industries. Why should home buying be any different? What value can a professional real estate agent offer? Typically agents are hired to assist with one of two things: to help clients sell an existing home (as a “seller’s agent”), or to purchase a new home (as a “buyer’s agent”). In addition to being responsive, friendly, and knowledgable, here are a few ways in which I can help with your next home purchase:

1. Zero cost to you. As a buyer’s agent, my commission is paid by the seller. You’ll leverage our professional services and expertise completely free of charge.

2. Borrow my confidence. I'm involved with the different aspects of real estate transactions every single day. I know the specific market conditions for each Boston neighborhood and suburban town, and will negotiate on your behalf to ensure you do not overpay for a condo or a house. When considering a particular property, I know what things to look for and what questions to ask. You’ll leverage our unparalleled industry relationships to ensure a smooth and stress-free transaction. Perhaps most importantly, you'll have confidence that you're making the right decision which is invaluable with a purchase of this magnitude.

3. Don’t miss out. I have access to the MLS database so you can browse exactly what is available in real-time. I’ll even assign you a specific, customized search criteria which alerts you anytime a home becomes available that matches what you’re looking for. You’ll stay on top of the sales inventory and won’t miss out on that “perfect” home when it hits the market.

4. Off-market homes. We talk to property owners and other real estate agents all day every day, which means we often have the "inside scoop" on homes that are available for purchase (but not advertised publicly). Maybe the homeowner plans on officially listing his or her property in a few months, or maybe they'd appreciate a quick sale without the headaches of an open house. there are opportunities that buyers would miss out. Whether you’re a first time buyer or new to the Boston area, I’m here to help you every step of the way. No matter what sort of property you’re looking for, I’ll provide expert, caring and candid advice throughout what will be one of the most important transactions of your life. That’s my professional commitment to you. I help my buyers understand the many fields of information in an MLS, Multiple Listing Service search. I guide them in making the most of searches dozens of sites and thousands of listings. Once I have an idea of your criteria for a home selection, I can keep you informed of new listings of qualified properties. When it comes to mortgages, I know the best sources in the market and will help you to contact mortgage professionals who have been very helpful, reliable and efficient to my past clients. Buyers shouldn’t walk into a deal unarmed. I arm you with market data to help you to understand the buyer and seller sides and formulate an offer price negotiation strategy. Price isn’t the only negotiation, as there will be property inspections and you may need to enter into more negotiating around property condition and repairs. I am an expert at this. The myriad of tasks, documents and delivery deadlines involved in a real estate transaction are all coordinated by me and my team. I am here to help. Please contact me if you'd like to get my timeline of the Homebuying process.
